Detailed yet understandable-Very good for new to medium-range flippers
This is the second book I've bought written by the author (the other being his book on house flipping). It's excellent for what you might call a "serious beginner" because it's detailed, yet it's understandable and not overwhelming. The book is in a very good format that includes narrative as well as corresponding tables for the multiple components of a house (e.g., plumbing, sheetrock, roofing) to help estimate prices, and the author always gives a good overview of what these components are for, which is a big plus for someone with not a lot of construction experience. For instance, when discussing roofs, he breaks down that there are three parts of a roof (sheathing, underlayment, shingles), and then explains the purpose of each of these parts; After the basics of "how a roof works," he explains the options for these components (i.e., for shingles can do asphalt, wood, metal, tile, etc.,) and what the corresponding price range would be for each type. Being that all houses are different in levels of repair, labor and material costs vary by part of the country and quality of materials used, etc., it's impossible to have exact costs for each type of repair until you actually start the rehab. However, so long as you do your homework, this book gives an excellent basis for how to estimate rehab costs accurately enough so that you know what you're getting into and won't be blindsided by huge surprises.

Easy read for the less knowledgeable
This is a really good book for anyone who doesn't really know anything about construction. It helped me realize how much I already knew and reinforced my confidence. I really like the last section, primarily because that is what I really needed. Costs are the one thing I do struggle with in terms of rehabs, but SOW comes easier. Thanks for the hard work!

Practical Tactical Reference Guide for Rehabbing

Scott 8 Dimensions of Wellness: Financial Take-aways: If you're looking to flip a house, or get into BRRRR (Google it), you need to have a basic knowledge of rehabbing. This book gives you that. You'll LOVE this book if: you're looking for a very tactical, practical guide to estimating rehab costs flips and BRRRR. DON'T read if: you have no interest in real estate. Reasons I love this book: I enjoy going from deep dives into the philosophical and psychological nature of humans, to more practical and tactical approaches to solving problems. This book is the latter. J. Scott, and the whole team at BiggerPockets.com, has a tremendous amount of experience in the field of real estate. as part of our family's plan to find financial fitness, we'd like to get into the arena. If you're also looking to use real estate to bolster your wealth, This book is a great way to understand the basics of estimating rehab costs. Scott does a fabulous job of making the information digestible, and breaking down the components in a way that is easy to reference later. since this is a long-term game, you'll be coming back to this book for years, and it is designed well for that. Very good read
Very broad and interesting book about rehab. Obviously prices can change but only learning about the SOW (Scope of Work) is very interesting as a RE investor.

This might be the bible on the subject for non-professionals
I'm not a contractor, but when I was young I worked in various manual labor jobs in and around construction. So for me, none of the items on the author's checklist were unfamiliar, and very few of the items he suggested checking during inspections were new to me. This book does what it sets out to do in informing the reader what items to inspect, what to look for to determine what needs work and what is fine, what the steps of repair would be, approximate pricing for materials and labor, when and how to pay for the work, and presents a method to approach what can't be covered in the pages of the book. I normally take copious notes when reading non-fiction how-tos like this one, but in this case, the book is concise enough to use as a reference itself, so I skipped the note-taking in this case. I am considering a number of investment options and real estate is just one of them. If I do head in that direction, I will be glad I have this book for those instances where I need to rehab a property.

Great book !
Very good book packed with experience ! It’s one guy’s experience about rehab but it allows you to accelerate 100x learning curve about what will cost you money and what won’t. Some things could be improved, i will add this for the author for the next version : for example separating houses from appartments (book mostly covers houses). I’m thinking that buying in a big building also has its particularlies about what you can and cannot do. Both considerations would be useful. Would have been great to have metric conversions and euro conversions also. Maybe next release ! In all cases you can buy the book with closed eyes it’s packed with learnings that will save you money.
